Q: May LTS ang CJL? 

A:

1. At this stage, we are waiting for our Certificate of Registration as Company from the Department of Human Settlements and Urban Development (DHSUD), formerly HLURB.


2. As a new project, we are currently in the pre-selling stage, which is why our prices are very low. We are still in the preparation stage for the development permit, which is required to obtain the LTS from DHSUD.


3. Our project is a cooperative housing, which means we sell only to our cooperative members or those who are willing to become cooperative members. This means that even without the LTS, there will be no issues for our buyers because the Cooperative Development Authority or CDA covers us.


4. After the company fully pays the land to the original landowners, we will start the process of development. Then, we will proceed to obtain the LTS, which is expected to take around 4 years from now.


Q: When will CJL issue the Official Receipt (OR)?

A:

We cannot issue the OR for now because the land is not yet under our name. But once we have the title after 2 years, we will replace all Provisional Receipts with ORs.


Q: Aside from the provisional receipt and contract given to us after the down payment, what other proof of payment do we have? I thought provisional receipts are supposed to be temporary, but if it will be replaced after 2 years, it seems too long.

A:

The Contract to Sell is a strong document that serves as proof that you have purchased the lots and that your payments are in accordance with the contract. Even if it's a PR, we are still held accountable if we fail to fulfill our commitments. The contract is notarized, so the law is on your side if we do not fulfill our obligations.


Q: What are the payment terms?

A: We offer payment terms ranging from 1 year to 6 years for the lots.


Q: Does the property have a title and complete documents?

A: Yes, the property has a title and tax declaration.


Q: When can the land be used?

A: The land can be used after completing the down payment if you only plan to do planting or set up a small hut. However, for the construction of permanent structures on your lot, it will be after the completion of the development, approximately after 5 years.


Q: What structures can be built?

A: After the completion of the development, for residential lots, you can build residential houses in compliance with the building code of the Philippines and the rules set by the Homeowners Association (HOA) or the developer.


Q: When will the boundary markers (muhon) be placed?

A: The boundary markers (muhon) will be placed after the development of the project is completed.


Q: When will the development start?

A: The development will start after completing payment to the landowners, approximately in the 3rd year of the project.


Q: Is a house and lot package available?

A: Yes, this project will have house models available, which will have different pricing and payment terms.


Q: When can the land title be obtained?

A: The land title can be obtained after the development is completed and the payment terms have been fulfilled.
